Position Purpose: Responsible for property tax negotiation and audit in various States as they relate to 7-Eleven's Real Estate matters and Personal Property assets involving hundreds of Assessment Offices in the U.S. and Canada.
Duties and Responsibilities:
1. Negotiate with landlord or landlords authorized representative on complex Real and Personal Property tax payment or reimbursement requests that require technical application of appraisal standards.
2. Review potential tax saving strategies and direct a course of action for filing 4600 Personal Property asset affidavits in 24 States annually.
3. Review Personal Property Audits on hundreds of stores annually and negotiate with Assessment Appraiser/ Auditors to limit our taxable liability for store assets.
4. Maintain professional relationships with Company's providing consulting services on an outsourced basis for 2 000 plus store locations throughout the U.S. and Canada.
5. Analyze thousands of assessment notices annually and determine a course of action for each proposed assessment.
6. Work with various real estate related professionals both in and outside the company and apply the correct appraisal methodology and tax law to negotiate Real Estate Assessments with Assessor personnel.
7. File formal appeals and prepare for hearings on Real and Personal Property Assessments as deemed appropriate.   
8. Represent the company in formal and informal negotiations through written/verbal communication or at appeal hearings.
9. Be willing and able to travel over night as needed or required.
10. Assist the AV Tax Manager with tax planning/strategy and special projects as needed.
Position Requirements
Education/Experience/Skills
1. A Bachelors degree in Real Estate, Accounting or Finance.
2. Ten plus years in a Real Estate Appraisal, Consulting or related field of work. 
3. Proficient computer skills using Word, Excel and Access.
4. CMI designation or candidate preferred. 
5. Position requires a disciplined, goal-oriented, multi tasked and well-organized individual.
6. Must be able to travel overnight a minimum of one week per month.
7. Ability to address Appeal Boards in Trial Court like settings.

Position Description
POSITION PURPOSE:  The Team Leader, leads Payroll processors and support group personnel in carrying out the duties and responsibilities of the centralized payroll department functions. Responsible for account reconciliations, journal entries, and monthly close-out activities and ensures timely and cooperative communication with the field corporate locations and the franchisee. Leads and provides guidance and training to 5 to 12 Payroll Clerks in their team. The Team Leader communicates issues with their team to the supervisor.

DUTIES AND RESPONSIBILITIES
1. Leads Payroll processors and support team in the daily processing of all payroll functions including garnishments, prepays, stop pays, etc, payroll input for stores and other field employees, journal entries and the monitoring of various payroll exception reports.
2.  Calculates requested garnishments as determined by the document and ensures total garnishment deductions do not exceed government guidelines. Responsible for the accounting processes and procedures as it relates to each garnishment levy. This includes determining the actual monetary deductions per pay period, ensuring the information is keyed into the payroll system and accuracy of information, etc. Communicates changes in procedures, account numbers and provides guidance to Payroll Clerks as needed.
3. Assist with the training and development of a group of 5 to 12 Payroll Clerks. Assists Supervisor in assigning and reviewing work. Administers discipline and counsels employees to resolve minor performance problems. Additionally, recommends performance ratings and performance appraisals. Documents incidents of performance, both outstanding and unsatisfactory.
4. Serves as the primary liaison with field HR personnel, accounting customer service, 7-Eleven locations, accounting centers, Market Managers, Field Consultants, Store Managers and Franchisees to resolve issues relating to payroll or to ensure that payroll requests are processed timely.
5. Researches and responds to more complex issues referred to them by team members.
6. The Team Lead conducts meetings with team members to communicate changes in business or job process, procedures, or responsibilities.
7. Ensures manual issued checks for all prepays are approved and accurately processed.
8. Analyzes and ensures state by state government regulations are followed on final payments for terminated employees.
9. Performs other special projects, duties and responsibilities as requested by supervisor and or manager.
Position Requirements
Position requires Bachelor's degree in Accounting or equivalent work experience. 5-7 years of Payroll experience preferred. Experience with supervising or leading teams is required. Payroll experience with a large number of employees and multi states is preferred. CPP is preferred. This person must be proficient with Microsoft Office tools and have professional communication skills, both written and verbal.

Field Consultant - District Manager
As a Field Consultant, you'll oversee a group of eight to ten 7-Eleven stores with $10-$20 million in revenue. You'll work closely with store operators to implement corporate and merchandising strategies, introduce new products and address other business issues. You're the vital link in making sure that what's on the planning table at headquarters really happens in the store. And, you'll be valuable in communicating store needs back to the corporation.
Being a 7-Eleven Field Consultant isn't easy. In fact, it's pretty challenging. We offer a comprehensive development program that includes classroom and on-the-job training activities. An experienced Field Consultant will work closely with you throughout your training program.
What Will You Do?
* Oversee a group of eight to ten 7-Eleven stores with $10 - $20 million in revenue
* Work with store operators and/or franchisees to develop, update and execute annual budgets and business plans
* Monitor all aspects of store operations, providing advice, coaching and assistance to store management

Store Manager
PURPOSE:
Under the general supervision of the Field Consultant, oversees a corporate store and ensures that the overall store condition complies with 7-Eleven standards including: cleanliness, customer service and merchandising - thereby maximizing operating profits.
Duties and Responsibilities:
* Sets standards and models behavior for optimum customer service.
* Ensures all sales transactions are accurately recorded and all cash handling procedures are followed.
* Ensures all shift change and cash report duties have been completed accurately per established guidelines.
* Ensures all areas of the store, both inside and outside, are kept clean, free of dirt and clutter and monitor that proper cleaning procedures and materials are used to maintain a food service clean environment.
* Maintains recommended Quality Assurance processes to ensure safe food handling.
* Ensures proper operation and maintenance of store equipment.
* Monitors and ensures food service items are displayed in an appealing manner and all equipment is clean, and all products appear fresh and heated to the appropriate temperature and according to code date to ensure freshest product available for the customer.
* Monitors and ensures that store staff has shelves and vault sequenced, stocked, rotated and front-faced to ensure freshness and quality of products and easy customer access.
* Maintains any required food handlers' certification/license as required and ensures store staff has been certified/licensed as well.
* Uses merchandising tools to determine appropriate product assortment.
* Ensures all items in the store are priced properly.
* If applicable, follows prescribed gasoline strategy and ensures store is in gasoline compliance and monitors gasoline competition.
* Recruits, interviews, hire and train store staff using the appropriate tools, (i.e. interview forms, reference checks, CBT, and Career Path materials/job aids).
* Develops staff; ensures employees have required skill level and maintains effective communication process.
* Ensures all inventory control tools are used, and monitored per established guidelines.
* Develops budgets and business plans and executes accordingly
* Improves areas identified on monthly performance measurement rating forms.
Position Requirements
Qualifications:
* Demonstrated management ability and experience, and knowledge of basic business practices.
* Must be a current Store Manager, Store Manager Trainee or Certified Assistant Store Manager
* Position also requires the willingness and flexibility to be available to work on all three shifts, week-ends and holidays as necessary.
* High school diploma or GED is required

Position Purpose: 
This individual will conduct primary and secondary research to provide consumer insights to guide the company's Private Label brands and Proprietary Product Innovation. This individual will manage external market research agency resources, as well as strategic research relationships with appropriate key manufacturer partners.
Main Responsibilities:
1.Works with Marketing and Merchandising to develop customer-based CSAs for private label and proprietary product categories, utilizing primary research and secondary research databases as appropriate.

8.Directs research initiatives within assigned area of responsibility to ensure projects are delivered on time and within budget.
Position Requirements
QUALIFICATIONS/EXPERIENCE NEEDED:
Bachelor's Degree in Marketing, Market Research or related field (or related equivalent experience) with at least three to five years experience in market research and analysis. Masters or MBA degree is strongly preferred.
Sound knowledge of advanced data analysis techniques and consumer research methodologies is also required. Excellent written and verbal communication skills are essential.
Prior experience in conducting research in foodservice and/or small format retail environments is a plus.

5.Reviews business plan submitted by applicant for reasonableness of projections. Identifies problems with business plan and counsels and provides guidance to applicant to improve/adjust business plan projections. Determines whether or not applicant should continue through qualifying process.
6.Performs final review of business plan prior to meeting with Market Manager. Schedules interview with and provides all appropriate documentation to Market Manager, who makes final decision on franchisee selection.
7.Completes document checklist and prepares worksheet and letter of transmittal for preparation of the franchise agreement. Ensures that all license processing is completed.
8.Presents Store Franchise Agreement to applicant. Attends agreement signing. Collects the franchisee fees and other moneys due from the applicant.
9.Schedules comprehensive franchisee training with Franchise Training Specialist and monitors each applicant's progress throughout the training period.
10.Ensures store is ready for changeover for the new franchisee with regard to maintenance, image and merchandising.
11.Develops annual sales plan and budgets for stores in assigned area.
12.Prepares and submits franchise activity reports to the Division Franchise Sales Manager at the end of each week. Assists in the development of new/revised procedures for franchisee qualification process.
13.Records appropriate information and tracks applicants through Franchise Analysis System (FAS).
14.Performs other related duties as requested by management.

.Requires a basic understanding of business as well as franchise and operations systems.

Field Consultant
PURPOSE:

Position Description
Retail Store Manager
As a Store Manager, you'll essentially run a small business, with an international company behind you. You'll oversee store operations, supervise employees, manage inventory and promote 7-Eleven to your customers and community. You'll maximize sales and profits by using sound business practices to implement the 7-Eleven strategy...all the while setting a standard for customer satisfaction by making your store a model of our company's Five Fundamentals; Quality, Assortment, Service, Value and Cleanliness.

* Oversee store operations, supervise employees and manage inventory
* Develop successful sales plans to grow your store's profitability
* Implement new product lines and create strategies to introduce and promote them to our customers
* Set standards and model behavior for optimum customer service

Position Requirements
The Store Manager position requires the following:
* Minimum two years of retail/food-service management experience or Bachelor's Degree in related field
* High school diploma or equivalent required
* Solid problem-solving, analytical and time-management skills
* Strong communication skills
* Excellent customer service skills
* Willingness to work "on call"
* Desire to be part of a performance-driven team
Physical Requirements:
* The Store Manager position requires constant standing, bending and reaching. Frequent lifting of one to five pounds and occasional lifting of up to 40-50 pounds is required.
